The Ron LeGrand Real Estate Hustle !

Ron LeGrand offers three books on real estate investing. Each of these books cost about $600, not so cheap. To help you out though, Ron does offer you the third book free if you purchase two of his other books.

Well that does cut the price of the books to $400.00 each.

Paying this kind of money for information that is readily available elsewhere does not make sense in anyway, shape or form, but people do pay it and are often disappointed.

I know I would be when I found out I could have gotten the same information, for free in a library or for a vastly lower price in a book store.

LeGrand, also, has seminars and boot camps, teaching “no money down” techniques, which have huge price-tags of $1800. The seminars are also part ‘sales pitches’ for you to buy the next seminar or course ,of which there seems to be a never-ending supply. Many customers feel the seminars focused even more on the sales pitch than on the content of the seminar itself.

While the information offered by Ron LeGrand is generally good, although way overpriced in my opinion, it’s still the same old information as all the other get rich quick real estate gurus offer. Essentially it’s the idea that you can buy distressed or foreclosed properties with little or no money down.

While buying a distressed property is generally a good deal, the problem is actually finding a distressed property and, after competing with other buyers, still getting a good deal. Every other guy competing with you over real estate knows it’s a good idea and is looking for these same properties.

The real thing to learn is how to effectively find these properties before anyone else and purchase them successfully. Here Ron LeGrand offers the same teaching as other gurus many of which are outdated and no longer effective.

In general the gurus I do not recommend are salesmen, not real estate investors. Real estate investment requires far more than just sales skills. Telling people that you are a real-estate-investment expert, on the other hand, only requires sales skills.

The only problem with these “Real Estate Investment Experts” is that they seem to have overlooked that right now there isn’t any bank or finance company going to finance property for “no money down”.

That’s how the U.S. economy got into the mess it’s in today.

Mentor Cory Rudl Or Hustler ?

Corey has had modest beginnings in 1994, selling his first online book-Car Secrets Exposed. He has an excellent knowledge of affiliate sales, Internet marketing, and automation of websites.

Corey Rudl has many derogatory statements and accusations against him and his products.

Corey initially sells you one of his products.

He then proceeds to coax you into buying another of his product to be able to use his first product to the maximum.

All though it’s standard practice with internet marketers, I still don’t like when I pay my good money for a marketing course, and the author is trying to sell me a whole bunch of stuff inside it. I wouldn’t mind so much if he didn’t make profit from the items he’s trying to sell me, but since it’s very clear that he is profiting,

I did feel let down after finishing the materials I received from Corey Rudle.

It would be like if you bought a dvd movie at full price and there were commercials in it. You bought the movie purely for entertainment or education, and you paid extra to have no commercials, but you got them anyway.

Another thing about Corey Rudle is that after filling out an online application to be screened as a possible student, that is, he would mentor me personally,. A great many questions were asked of me, because he states he is selective and only looking for the best.

I submitted my request for consideration. Within 2 weeks I was called by his recruiting company to see if I qualified to mentor with Cory, as the online application stated would be my privilege.

To be considered for an immediate spot ,there were only 2 left at the time, I had to answer a number of personal financial questions and have $8,000.00 available via credit card immediately.

In my questioning, I learn that I am not really going to be Cory’s personal student, but that I am going to be farmed off to one of his trained staff for mentoring.

Yes, I want to grow my business and yes, I use a mentor currently in my plan for business growth, but my personal mentor is the real deal. I talk to him and not his trainers. So, as you can imagine, I questioned what I had applied for, and how this now appeared to be a bait and switch for the $8,000.00. They also had the audacity to question my business strategy when they didn’t know me from Adam and had no history with me.

I was not happy and told the recruiter that I personally thought what they were doing was unethical and that my customers would call me on the carpet for such antics. Then, I find out that the training I would receive would make me one of Cory’s affiliates. No thanks. I don’t think he has the best of everything on the web and now I question his truth in advertising.

Anyway, the recruiter suggested I talk to someone else, who was more the kind of mentor she thought I might be seeking. She said he came from a different place and was that money was the outcome of his philosophy and not the gist of it.

I later received a canned email from Cory asking me to do a phone call interview/conference with him. I declined by not responding.

I don’t appreciate bait and switch tactics.

I think his marketing course has good information in it, but I suggest you shop around before you purchase. The course is priced at $200.00 and is good for beginners. His consulting is pricey at $1,500.00 an hour and his mentoring requires an $8000.00 down payment. I think you can do better.

On Tuesday, June 2, 2005 Corey Rudl passed away in a tragic car racing accident in California.

Corey Rudl was killed when the car he was racing, a Porsche Carrera GT left the track and slammed into a barrier car crashed and caught fire at the California Speedway.

It uses 1Up style structure of cash gifting which is quickly becoming a dinosaur. Tier level range is good from $250 up to $10,000.

After you decide to join, you will be given your own unique website URL which you can promote as your own. The replicated websites are “flashy” and have a host of audio and video recordings along with several testimonials. The TOCS system provides a “toll free” call back number for potential gifters to have a team leader answer their questions.

Additional charges are expected to be paid as a TOCS member. Those can range from $200 all the way up to $1,000 depending on the level you choose to come in at. The replicated websites will run you $29.95 per month additional which also gets you access to the back office and the marketing materials. Pay for a full year of hosting and a small discount will be applied. The aforementioned fees are separate from the actual gift you send to your inviter.

Advantage: Only $250 to participate is certainly attractive as is the highly automated system. The hands off aspect appeals to many gifters, especially those lacking interpersonal skills or telephone communicating abilities.Cash gifts are also delivered by overnight courier.

By far the feature that stands out in TOCS is the toll free call back number for potential gifters. They tout NO selling, NO talking to people required, and NO sales pitches or rejection. This is simply misleading at best. To be successful long term with any type of activity such as this, you will eventually be speaking to people on the telephone.

Disadvantage: Highly automated, the The Overnight Cash System, (TOCS) website has a used car salesman or slick feel to it. Many people are turned off by this, therefore the conversion is one of the lowest in the gifting world. The more successful activities have more one on one training and mentoring thus converting at a much higher rate than TOCS.

The higher administration fees just simply turn people off even with the added team leader call back feature that is included. Any additional fees at this point simply cut into someone’s advertising budget, making it more difficult for success.

The main problem is the way the website comes across to most people. It instantly projects a certain slickness, which can certainly be a negative especially when first impressions are so important. The higher admin costs are a waste because most people want to speak to their inviter, therefore the team leader call backs are simply not effective and result in very low conversion rates.

The No Bull Cash Gifting final opinion: Marketing materials have heavy restrictions on them and the auto responder system included doesn’t allow for any added, or personalized messages. In this day and age of “self branding”, this fact alone is a big turn off.

Success in any cash gifting activity is possible. Needed is the right frame of mind, the right system and inviter. Oh yes, and it certainly never hurts to have a little money set aside for advertising. Unless a person has an unlimited amount of time on their hands, it does take some cash to get targeted traffic to your website.
